Highland Residential provides a full Letting Management Service. This involves marketing the property, finding and securing suitable tenants and working with you the landlord to ensure adherence to all legal requirements. We will perform reference/financial checks on suitable tenants. We will administer all legal paperwork and sign up the approved tenant. We provide ongoing management of the tenancy. On your instruction we will re-let the property or end the tenancy as required.

  • Deposit registration. Register the deposit in a Government approved scheme and ensure compliance with all requirements imposed by the scheme to protect the landlords from penalty
  • Communication. The first point of contact for the tenant in the case of any problem. Arrange for repairs as required
  • Rent collection. Rent will be demanded monthly in advance and upon receipt and clearance, placed directly in the landlord's bank account
  • Annual statements. Detailing rents, commissions and repairs paid and received
  • Regular property visits. Problems noted or brought to our attention by the tenant will be reported to you and any remedial action recommended
  • Legal Notices. Serving the appropriate legal Notices to include Notice to Quit to conclude the tenancy under Section 21 of the Act, or negotiating the fixed or periodic terms of extension. Providing recommendations with regard to rent reviews
  • Post Tenancy checkouts. Key collection, post tenancy inventory check, meter readings where requested and reports to the landlord with a schedule of condition

Additional services

  • Repairs / maintenance to be deducted from monthly rent
  • Health & safety requirements – arrange for EPC / PAT testing / GAS & Electrical testing as required

Landlord responsibility:

  • Register as a landlord with the Highland council – provide landlord ID number
  • Inform and gain approval from your mortgage lender to let your property
  • Inform your home insurance provider and ensure you have adequate insurance (buildings and possessions)
  • Ensure the property is checked by a fire safety specialist and any actions followed
  • Provide Energy Performance Certificate
  • Detail Council Tax band
  • Advise on the number of people who may live at the property
  • Ensure the property meets the Repairing Standards required for private let
  • Provide a detailed and accurate inventory
